Certified mail service: what you receive

For notices and letters the law allows to be mailed, such as the Arizona five-day notice for nonpayment of rent, we mail your signed document by USPS certified mail, return receipt requested, from our Phoenix office. The fee is $25 per mailing, and USPS postage is passed through at exact cost. Personal service by a certified process server is quoted separately.

You receive a signed certificate of mailing, kept with your file and ready for court if you ever need to prove the notice was sent. It states:

  • the document mailed, its date, and the tenant or recipient and the property it concerns;
  • the date it was mailed and the post office it was mailed from;
  • who mailed it, and that it was mailed at your direction;
  • the USPS certified mail article number;
  • the name and address it was mailed to, and where the return receipt and any returned mail go;
  • for Arizona landlord and tenant notices, the fifth day after mailing, because under A.R.S. § 33-1313(B) a mailed notice is received on the date it actually arrives or five days after mailing, whichever comes first;
  • the signature and date of the person who mailed it.

The postmarked USPS receipt (PS Form 3800) is attached to the certificate, and the signed return receipt or USPS delivery record is added when USPS returns it.

General information, not legal advice. Whether to send a notice, which notice to send, and when to send it are your decisions; we prepare and mail the document you choose. USPS controls delivery and its timing.
